Most expandable and flat-pack units only need level concrete piers or a ground slab; the adjustable steel bearers on flat-pack models let the unit be leveled on rough ground. Permanent modular villas and two-story buildings usually sit on a concrete slab or screw piles. We send foundation and anchoring drawings with your quotation so your local contractor can prepare the site before delivery.

Yes. The galvanized light-steel frame is engineered to rated loads — standard units handle wind up to 120–150 km/h depending on the model, and an optional reinforcement kit raises this to 180 km/h for cyclone-prone regions. Roof snow load and seismic rating are specified per model and can be upgraded for your local building code — tell us your site conditions in your inquiry.

Walls, roof and floor use EPS or rock wool sandwich panels. A 75 mm EPS panel gives roughly U ≈ 0.45 W/m²K and 100 mm rock wool about U ≈ 0.38 W/m²K, with thicker panels and double-glazed windows available for cold climates. Combined with a rooftop solar option, running costs are low; we can quote a panel build matched to your local climate.

Yes. Units ship pre-wired and pre-plumbed, and you select the standard at order — 110V/220V with US, EU or AU sockets and breakers, plus PEX or local-standard piping. Confirm your destination country when you request a quote so we fit the correct fittings and consumer unit.

Absolutely. Beyond the standard catalogue we customize floor area, room layout, number of bedrooms, cladding (steel, timber-look, composite), colors, window and door positions, and add-ons such as air conditioning, solar, decks and stairs. Send us a sketch or reference image with your requirements and we return drawings plus a firm quotation.

Standard flat-pack units are typically 15–25 days and expandable or customized models 25–40 days after your drawings are confirmed, depending on quantity and configuration. Ocean freight adds transit time on top — we give you a door-to-door schedule with your quotation.

You can order a single unit. Because flat-pack houses load 4–6 sets per 40HQ container, ordering in container-load quantities lowers your freight cost per unit significantly. There is no per-inquiry cap beyond the 50-unit limit on the quote form — tell us in your message if you need more.

We ship worldwide by sea. You choose the Incoterm at checkout — EXW, FOB, CIF or DDP. FOB and CIF are most common: we handle export loading and, for CIF, ocean freight and insurance. Import duties, customs clearance and inland haulage at the destination are your responsibility unless you select DDP, where we quote them for you.

Bank transfer (T/T) and Letter of Credit (L/C at sight). A deposit is normally required to start production with the balance before shipment. No payment is ever collected online — you submit your requirements first and a consultant replies within one business day with a formal quotation and proforma invoice.

Yes. Every shipment includes an assembly manual and we provide remote installation guidance for foundations, unfolding or bolt-together assembly, and electrical and water connections. For larger projects we can arrange on-site supervisor support — ask us about it in your inquiry.

A written structure warranty: 10 years on the main steel structure, 5 years on wall and roof panels, and 2 years on doors, windows and the factory-fitted electrical and plumbing. Consumables and wear items are excluded. Full terms and the claim process are on our Structure Warranty page.
